Week 8 - Property Economic and Valuation

Key Method of Investment Appraisal

Capital Investment Appraisal
The property economic and valuation is learned about the application concept of capital investment appraisal to the development project. It is a very useful to a project in the early stage. It can establish the advocated advantages of development. There are two methods to calculate capital investment appraisal which is traditional and modern or discounted cash flow methods. Traditional method is Pat Back Period (PBP) and Average Annual Percentage Rate of Return (AA%RR). Modern method is Net Present Value (NPV) and Internal Rate of Return (IRR). Application all of this methods to the project and determine the method which is more suitable use for the development project. 

Through the practices, I personal preferred to use traditional method because it is the most common method and the simplest way to calculate the income for the future project. Traditional method is considered the most complicated formula to calculate the cash flow, but it is the most direct compare to modern method.

However, traditional method also had disadvantages usage. When the project duration difference then it is hard to determine which project is the best way to do. This is because the capital is not included in the calculation. Hence, I believe that this two methods can possess an estimate information and data for the program in the future.

Building Adaptation or Refurbishment

Nowadays, building refurbishment could have to solve the housing and commercial building of United Kingdom problems. In the refurbish process, it must consider the size and depth of the environmental impact. Therefore, feasibility study must be conducted to ensure that the proposed project is not only limited problems but also need to allow a full assessment of how the building can be best upgraded, to take full advantage of energy efficiency and other environmental improvements. When considering a building for refurbishment, consideration needs to be given to the risk of refurbishment and the future operating costs as well as the contribution to environmental problems. These factors can be incorporated into the advocated decision making process model.

Through the lecture and seminar session, I earned my knowledge skills on the refurbishment work of existing building. Besides, I learned about making decision skills in the refurbishment process work. Hence, I able to improve my both skills in the refurbishment work based on RICS professional competence framework.

Week 6 - Sustainable Development

Differentiate Between Sustainable Development & Green Building

Through the lecture and seminar sessions, I just wonder that I always made a big misunderstood  about sustainable development and green building. I always thought that sustainable development is an equivalent with green building. My lecturer Ms. Liew Phaik San shared her experience, I understood that the differentiate between sustainable development and green building.


Sustainable Development

Sustainable development is the only meets the current needs of the present without compromising the ability of future generations to meet their own needs. Hence, it shall balance environmental, social and economic issues to ensure a viable and valuable development for future generations.

Green Building

Green building is one of the aspect of sustainable development. However, it will provide an opportunity to use resources efficiency while creating healthier building that can improve occupant health and well being.

Sustainable Development and Green Building

After the briefing, I found out that sustainable development is obtained more of the people to concern in the current construction industry because it can improve the high quality of the environment, economic and social aspects of the country. Thus, I would like to propose sustainable development in my proposal of redevelopment project. Through this assessment, I believe that I will hand over sustainable development project in my future career.

The market is an essential important in the group of consumers or organisations that is interested in the building development and has the resources to purchase it, and who are permitted to acquire it. In this market appraisal, it was classified into two analysis which were PESTLE and SWOT analysis.

PESTLE Analysis

PESTLE Analysis
PESTLE is an acronym for Political, Economic, Social, Technological, Legal and Environmental. It is a useful tool for understanding market growth or decline in the building development. Besides that, it can help me to analyse the external building development environment. Furthermore, it can help me to find out the opportunities and minimize the threats in the building development. Though the this method, I can control and avoid my failure of the beginning building development.


SWOT Analysis

SWOT Analysis
SWOT is an acronym for Strengths, Weaknesses, Opportunities and Threats. It is an extremely useful tool for understanding and decision making for all categories of situations in the building development. It is similar same as PESTLE analysis to minimize threats and take the greatest possible advantage of opportunities available in the building development. Hence, I can clearly and understand of my competitor, which can give me the insight need to craft a coherent and achieve competitive position.
