The property economic and valuation is learned about the application concept of capital investment appraisal to the development project. It is a very useful to a project in the early stage. It can establish the advocated advantages of development. There are two methods to calculate capital investment appraisal which is traditional and modern or discounted cash flow methods. Traditional method is Pat Back Period (PBP) and Average Annual Percentage Rate of Return (AA%RR). Modern method is Net Present Value (NPV) and Internal Rate of Return (IRR). Application all of this methods to the project and determine the method which is more suitable use for the development project.
Through the practices, I personal preferred to use traditional method because it is the most common method and the simplest way to calculate the income for the future project. Traditional method is considered the most complicated formula to calculate the cash flow, but it is the most direct compare to modern method.
However, traditional method also had disadvantages usage. When the project duration difference then it is hard to determine which project is the best way to do. This is because the capital is not included in the calculation. Hence, I believe that this two methods can possess an estimate information and data for the program in the future.
